We all make mistakes, whether you are a new or experienced landlord. Sometimes a tenant comes along that you know doesn’t meet your criteria, but you make an exception because you’re tired, money is tight, and you really need to get the property rented out. You hold your nose, close your eyes, and approve their rental application. Let’s hope for the best! Right? WRONG!!!
We have been landlords for 30 years and we should know better. However, as we got older, we didn’t follow our own standard operating procedures, and we let tenants in that we never should have approved! We took a chance on a young, unmarried couple with a cute 2 year old son. The young lady had an eviction on her past rental record, but her boyfriend had a dependable county government job as a mechanic. They paid their rent but they were always late and we had to “remind” them every month that rent was due. Eventually, they were always a whole month behind on their rent. The other concern was their housekeeping skills … not only were they junky, they were dirty.

How did we get rid of them? We paid them to leave … $750 bucks and it was worth every penny!
