Screen Prospective #Tenants B4 They See #Rental? #tenantscreening

It may seem unfair to screen prospective tenants before allowing them to visit your rental property, however when you are managing multiple properties, time is a valuable commodity. We have learned the hard way by spending time and gas running back and forth between properties when the prospective tenant wasn’t serious or qualified.

Another very important reason to screen prospective tenants is to determine if they have a criminal background. We had one instance where a young lady called looking for a place for her boyfriend to rent. This sent up a red flag for us! We asked for his full name; first, last and middle initial. We immediately googled him name, and then went to the state database for judiciary cases. We discovered that her boyfriend had current criminal charges against him. We promptly called back and cancelled the appointment! Apply for an Avant loan and get an instant decision.

When screening prospective tenants, we use a list of Telephone Tenant Screening questions. Naturally, we ask for their first and last names, and how to spell their names. Afterwards, we ask how they heard about the rental. We collect their home and cell phone numbers, and email address.  Additional Tenant Telephone Screening questions are:

  2. Do you currently live in the area? If so, where?
  3. Do you currently work in the area? If so, where?
  4. Are you currently renting?
  5. How long have you rented from your current landlord?
  6. Will your landlord give you a good reference?
